Institutional investors have become more focused on making investments in secondary and tertiary markets in order to diversify, minimize competition, and/or increase returns. However, allocating the necessary time and resources required to both identify and underwrite local or smaller operators and transactions in these markets often is not cost effective. Also, many operators in these markets are either unfamiliar with, or unwilling to undergo, an institutional underwriting process. As a result, many institutional investors have experienced difficulty in successfully sourcing and executing investments in these markets.
Burgehall provides a solution for institutional investors by sourcing, pre-underwriting, and aggregating target apartment opportunities in these markets, delivering a consistent institutional deal flow. As an experienced owner operator, Burgehall works in partnership with institutional investors before, during and after each acquisition, and operates apartment assets on their behalf. Institutional investors are then able to focus on deploying capital and managing their portfolio, while Burgehall focuses on locating, underwriting, aggregating and operating these apartment investments. At the same time, Burgehall is able to establish a larger, more continuous access to institutional capital and thereby enhance its benefit to owner operators.
